Stage 1

Needs Analysis & Site Selection - Partiall Completed = Fee Reduction

Stage 2

Concept & Space Planning

  • Test Fit options (hand sketch first) up to 3 revisions
  • Site analysis – views/best aspects/natural daylight
  • Building Analysis – core/columns/entry & exit points/lighting/base building finishes
  • Spatial Blocking plans
  • Departmental relationships plans
  • Overall look & feel moodboard
  • Convert final plan to CAD
  • Distribute final plan to engineers for integration/overlay
  • Distribute final plan to building surveyor for compliance check with BCA regulations

Stage 3

Design Development Phase

  • Staff communication plan (if desired)
  • A comprehensive, A3 design presentation around the overall look and feel of all
    spaces. This document is crucial in ensuring we have fully captured both
    your aspirational and functional brief
  • 3D modelling of selected areas to comprehensively explain the proposed interior
    design solution
  • Visits to 4 reputable workspace furniture & workstation suppliers to review styles
    and their suitability
  • Organisation of furniture samples for testing
  • A1 sized physical finishes and mood board. Utilized as an on-site reference to ensure
    all finishes are correctly installed in accordance with the original selection
  • 1:100 coloured and rendered finishes plans
  • Preliminary reflected ceiling plans
  • Analysis of any furniture for re-use
  • Consultation and briefing meetings with base building management
  • Communication of design to external consultants and base building management
  • Project site visits and design meetings as needed
  • Ceiling designs and concepts

Stage 5

Tender & Construction

  • At CIA Designs we believe our service should not stop at the Documentation stage
    and thus our role will continue through the entirity of the project and beyond. We sit
    side by side with your appointed, cilent project manager during the competitive
    tender process in selecting your eventual builder. During this process we further
    assist in any required value-engineering processes.
  • In collaboration with your Project Manager we act as your eyes and ears in ensuring
    what has been presented by the builder from a cost perspective meets the quality
    and documentation standards. As we are a separate entity from the party builidng
    your project we can make sure you do in effect “get what you have paid for”.
  • As we pay particular attention to ensuring you receive the level of quality and detail
    as outlined in our detailed drawings and specifications, we deem it imperative to
    conduct, in collaboration with the Project Manager, regular site visits to
    ensure the outcome meets our own and our clients expectations.
  • We further extend this review process to all areas of the project from meeting with
    the appointed joiner to ensure the workmanship meets design quality expectations
    to reviewing the cost effected furniture solutions and ensuring they meet quality
    and logevity bench marks.
